The recorded value must match the market value of the real estate market, as of 18 months before the effective date.

Example: 2010, 2011 and 2012 three-year roll = value at July 1, 2008.

It is important to make sure that the value indicated in our tax bill reflects the actual market value.

The deadline to prevail ourselves of our right to contest is May 1st of the first year of the three-year roll.
